The Genesis of Chief Appraiser

Chief Appraiser started with a simple, practical problem: the GSE regulations needed for everyday appraisal work were saved in different places, scattered across years of files and folders, or required lengthy internet searches of the various GSEs to find the relevant information. Nothing was ever in one place that could easily be searched.

The idea grew from there. If a single, cited, one-stop library of appraisal guidance was valuable for one person's everyday work, it could be valuable to a lot more people who touch a real estate transaction — real estate agents, lenders, underwriters, and homeowners among them.

That's what Chief Appraiser is built to be — one place, free, for anyone with an appraisal question.

Still Being Built — And That's Where You Come In

Chief Appraiser is in beta. That means the tool you're using today is real and already useful, but it's still growing — more guidelines, sharper search, more ways to ask a question the way you'd actually ask it.

The goal is simple: wherever you are — in the field, in the office, on any device — you should be able to ask an appraisal guideline question and get the actual document reference and cited answer in seconds.

Why not just use AI? Because AI alone can sound confident and still be wrong. Chief Appraiser starts with the real guideline document — the actual page, the actual language — so you always know exactly where an answer came from. The plain-English summary underneath is AI, but it's AI doing what it's actually good at: explaining a cited passage in plain terms, not guessing at one. You get the best of both — the speed of AI, without the risk of hallucination or drift.

Every question you search, and everything you tell us through the Feedback button, is how Chief Appraiser gets from where it is today to where it needs to be. If something's missing, wrong, or confusing, that's not something to work around — it's exactly what we want to hear about.
