Welcome to Chief Appraiser

A couple things worth knowing before you dive in.

Still Being Built — And That's Where You Come In

Chief Appraiser is in beta. That means the tool you're using today is real and already useful, but it's still growing — more guidelines, sharper search, more ways to ask a question the way you'd actually ask it. Every question you search, and everything you tell us through the Feedback button, is how we decide what gets built next.

Why not just use AI?

Because AI alone can sound confident and still be wrong. Chief Appraiser starts with the real guideline document — the actual page, the actual language — so you always know exactly where an answer came from. The plain-English summary underneath is AI, doing what it's actually good at: explaining a citation, not guessing at one.

Chief Appraiser Says
Reading the actual guideline text below — never a general AI guess
On the UAD 3.6 / redesigned URAR, the rental survey is the Rent Schedule. It sits in the Rental Information section, together with Comparable Rental Properties, the rental comparison grid, Rental Analysis Commentary and Rental Information Exhibits. The form needs two answers from you: that you developed a rent schedule (Rent Schedule Developed by Appraiser = Yes), which turns the whole section on, and which subject units go in it (Include Unit in Rent Schedule = Yes for each unit, ADUs included). Neither answer prints on the report; they only control what appears. If the assignment calls for a rent schedule without the Income Approach, include just the units the scope of work needs, such as the subject's rent on a single-family home, or the ADU alone. Each program asks for this in its own place, so you may see only one of the two questions on screen.

Form rules straight from UAD 3.6 / URAR (FNMA), Appendix F-1 p.280 — nothing added.

In your software (from the programs' own screens, not from the guidelines):
TOTAL: In Units and Structures Setup, check Include Unit in Rent Schedule on each unit (and ADU) you want in the rent schedule.
Aivre: Open Rental Information, then Rent Schedule Developed, and check Yes.
Other programs: search the program's help for Rent Schedule Developed by Appraiser or Include Unit in Rent Schedule.

UAD 3.6: Inside the Struggle Over Fees, Turn-Time and Software
Nov. 2 is usually just another day on the calendar — but not this year. That date is when UAD 3.6, the latest reporting "innovation" mandated by Fannie Mae and Freddie Mac (the GSEs), becomes the only way to file an appraisal report with those organizations — and its rocky implementation has been enough to give appraisers a bad case of heartburn. The post UAD 3.6: Inside the Struggle Over Fees...
